Application Disclosure

Application Processing and Time Frame:

Processing an application normally takes 48 hours. In some cases approval of homeowner associations, condo associations, homeowners, or unforeseen circumstances may cause some applications to take longer. You will be contacted immediately upon determination of approval or denial. All adult applicants over the age of 18 must submit a fully completed, dated and signed rental application and application fee. Only the primary applicant(s) will be held financially responsible.

The Application:

Upon receipt of your rental application and application fee, you can expect and hereby authorize that we will (1) check your credit report; and (2) check the public records for any past evictions; and (3) verify your employment; and (4) verify your current and previous landlord references; and (5) complete a criminal background check. We would encourage you not to apply if you have utility collections; bad references, have ever been evicted, or have been convicted of sex crimes. Co-signers may be considered on an individual basis. In all cases, $39 application fee is Non-Refundable for any and all reasons.

We recommend that All applicants see the interior of the property before submitting an application. Any maintenance or repair request (if any) must be written and included with your application.

No pets are permitted without prior written consent, (with the exception of medically necessary pets with proper identification). Only small to medium sized, non-violent, common domesticated animals will be allowed on any property that permits pets. Pet deposits may vary but are typically $500 which is refundable once the lease has been fully executed and no damage caused by pet.

United States Department of Housing and Urban Development (HUD) occupancy standards are no more than two persons per bedroom.

If move-in is other than the first of the month, the pro-rated amount will be due. Lease must be signed within 3 days of approval of application. Security deposit must be paid within three business days of approval of application. If security deposit is not paid in full within three business days of approval then it will be assumed that the applicant has withdrawn the application. NOELCO, INC DBA ORLANDO HOMES AND INVESTMENTS Real Estate Professionals may offer the property to others if applicant fails to pay required deposits within this time frame

Verbal representations are non-binding. In the event that the manager shall receive two or more unrelated applications for the same property, the applicant understands the manager may select the applicant desiring the property in AS IS condition, over another applicant requesting maintenance or repairs.

All initial funds, the holding deposit - first month's rent and security deposit must be paid by cashier's check or money order. Subsequent months thereafter may be paid by check, unless noted otherwise in your lease.

Credit history and/or Civil Court Records We will not provide you with the credit report or tell you of its contents; however, we will provide you with the name of the credit reporting agency so you may receive a copy from the credit bureau. All information collected for the approval or denial of this application is considered confidential in nature and for company use only.

All parties agree to hold harmless NOELCO, INC DBA ORLANDO HOMES AND INVESTMENTS , to include all agents, employees, et al. Furthermore, all parties understand and agree they have choices in all associated industries pertaining to this transaction.

You are under no obligation to use any of the above referenced services.

This Rental Process and Application Disclosure are hereby made an integral part of my/our rental application. I/we do hereby acknowledge that I/we understand and agree to the terms of application and rental process as described herein.
