Application Disclosure

YOU MUST AGREE TO THE FOLLOWING APPLICATION DISCLOSURE BEFORE PROCEEDING TO THE NEW TENANT APPLICATION!

Prior to making an application on a "Rogers Rische Doll" (dba) "HOMES FOR RENT" property, please be advised of the following:

1. Delivery of a Personal Check by a Tenant to Rogers Rische Doll PM Inc (dba) Homes for Rent via the Drop Box or the US Mail for payment of Rent or other Charges will be considered authorization for the check to be used as a source document for an ACH debit transaction to the Tenants' account at his/her financial institution. Used only as a source document, the check will not enter into the check collection process, nor will it constitute an access device as defined by Regulation E. The debit may not appear with other "checks" that are reconciled on your bank statement. We can also automatically Debit your Checking account each month to pay your rent. Ask at the desk if you wish to use this service.

2. Groups of un-related adult applicants may be allowed, with Owner Permission. Applicant must meet the "minimum income requirements"; gross income must be three (3) times the monthly rent for single family homes, (2) times the monthly rent for apartment communities. "Combined group income" may be used to meet the "minimum income requirement". Each member of the group is required to have a separate Security Deposit.

3. All rental payments are due on or before the first business day of each month; they must be received by the fifth of each month. See Lease Agreement for NSF and late fee penalties. We are not setup to handle cash. All payments must be made with direct deposit, money orders, cashiers check or personal check.

4. Agency Disclosure: Applicant acknowledges that Homes For Rent has provided a copy of the Law of Real Estate Agency and has stated that Homes For Rent is an agent of the Lessor (property owner) and does not represent the tenant.

5. Properties that allow pets will require additional rent in the amount of $35.00 per month and a pet deposit in the amount of $65.00. Any damage caused by the pet(s) will be paid from the Damage/Security deposit. We do not allow dogs or cats under one year old. We do not allow Rottweilers, Pitbulls, Wolves, or hybrids of these breeds.

6. Possession and walk-through inspections are scheduled during normal business hours (Monday through Friday, (9:30 AM to 4:00 PM).

7. Walk-through inspections must be completed prior to signing lease, paying first month's rent, or security deposit.

8. If your employer will not verify your income by phone, please supply us with your last two (2) pay stubs or three (3) month's bank statements to expedite verification of income. If you are self-employed you must supply two (2) years tax returns signed in ink on the signature page or three (3) months bank statements. This information is essential to help us process your application quickly and efficiently. 9. The exterior of all our properties is inspected on a quarterly basis. This inspection is conducted during normal working hours. Our inspector may knock on the door to announce his/her presence. You are under no obligation to let the inspector in your home unless you have been given the proper notice and an appointment has been made. If the exterior inspection raises concern, we will make an appointment to discuss the problem. If you are suspicious of anyone that says they work for Homes For Rent call the office to verify their identification. If you ever feel threatened call 911.

10. MISSION STATEMENT:

Homes For Rent, Rogers Rische Doll PM Inc. shall:

Treat all applicants fairly and equally.
Eliminate the possibility of discrimination.
Ensure only responsible applicants, who pay rent on time and maintain
the rental property are accepted.

A Screening Fee of $39.50 is due with this application.

The payment of the "Screening Fee" does not reserve this property. You will be contacted via the information that you have provided as soon as you are approved. You must move in as soon as the property is deemed "Rent Ready". You may delay your Move In for up to 14 days by paying a sum equal to 1/2 of the Security Deposit as a "Holding Deposit". This deposit guarantees that you are not on a waiting list and that no other applications will be processed for the above property. At move in this deposit will be applied to "Total Move In Charges". Multiple Applications for the same unit for the same period made by "Roommates" will not be charged an additional Application Deposit.

The Applicant understands that if this Application is accepted and the Applicant fails to execute a Lease before the beginning date specified above, or to pay the required deposits and the first month's rent, the application deposit will be forfeited as liquidated damages.

It is also understood that if the Application is not accepted, or if the premises are not ready for occupancy by the Applicant on the beginning date specified above, the deposit shall be immediately returned to the Applicant.

The Security Deposit shall be an amount equal to one month's rent payable prior to move in and after completion of "move-in inspection".

Additional Security Deposit may be required of each "Roommate". Adult children living with their parent(s) are not considered "Roommates".

RESIDENT ACCEPTANCE POLICY

Rental History: 24 months valid, verifiable rental history Valid rental history is a written lease or month-to-month agreement. Less than 24 months rental history will result in denial.

Credit History: No established credit history required for approval Derogatory credit history (excluding medical or student loans)in excess of $1000 will result in denial.

Employment: 12 months with current employer or previous employment in same field of work

Income (Single Family): 3 times the rental amount (only garnishable income considered) Income that is less than 3 times the rental amount will result in denial.

Income (Apt. Community): 2 times the rental amount (only garnishable income considered) Income that is less than 2 times the rental amount will result in denial.

SECTION 8 APPLICANT CRITERIA:

All Section 8 applicants are required to meet the same criteria as stated above, with the exception that the applicant only needs to meet income requirements for their portion of the rent. Recommendations will be made following the above set standards.
Recommendation are based on the standard for Rogers, Rische, Doll PM, Inc., applicants should verify with their own specific Section 8 requirements to determine eligibility for residency.

GROUNDS FOR DENIAL WILL RESULT FROM THE FOLLOWING ON ALL APPLICANTS:

Verified eviction showing on credit report or confirmed with landlord.
Breaking lease agreement that will result in collection filing
Rental collection verified on credit report or with landlord
Balance owing to landlord

2 or more late payments and/or NSF checks and/or noise complaints within a 24-month rental period

Unverifiable social security number Falsification of rental application Open (non-discharged) bankruptcy

Derogatory credit (excluding medial & student loans) in excess of $1000

Past due or foreclosed mortgage

Verified name and date of birth match of criminal conviction as follows:

Murder (1st and 2nd degree)
Manslaughter (1st degree)
Assault 1st 2nd & 3rd degree)
Robbery (1st & 2nd degree)
Rape (All counts)
Rape of a child (All counts)
Child molestation (All counts) Kidnapping (All counts)
Theft (1st & 2nd degree)
Burglary (1St, 2nd degree & vehicle prowling 1St degree, Residential) Malicious Mischief (1st degree)
Arson (1St 2nd degree & Reckless Burning 1st degree)
Possession with intent to Deliver (All counts)

A criminal records search will be performed for felony and misdemeanor offenses. All felony and misdemeanor offenses must be disclosed on the rental application.

CONSENT:

I, the undersigned Applicant hereby consent to allow Rogers Rische Doll PM Inc. itself or through its designated agents or employees, to obtain a Consumer Report, Criminal Record Information, current / previous Rental Information, and Employment Information for the purpose of determining whether to rent or lease a house, condominium, or apartment to me. I also agree and understand that Rogers Rische Doll PM Inc. and its agents or employees may obtain additional consumer reports and criminal record reports in the future to update or review my account. Upon my request, Rogers Rische Doll PM Inc. will tell me whether consumer reports or criminal record reports were requested and the names and addresses of any consumer reporting agency that provided such reports.

I represent that the information provided in this Application is true and correct to the best of my knowledge.
