Tenant Screening Credit Report
In January of 2002, the Fair Credit Reporting Act (FCRA) became law. The FCRA was created to ensure the accuracy and privacy of the information contained in credit reports. Because it is a reason of a valid business nature, a landlord is legally permitted to take adverse action against rental applicants if their landlord tenant credit checks return poor results. Adverse action might include rejection of the rental application, requiring that the applicant have a co-signer on their lease, requiring an additional or larger deposit, or charging the applicant higher rent.

The FCRA outlines a very specific procedure that must be followed when an adverse action is taken against an individual due to a poor landlord tenant credit check. Once the landlord has reached a decision, he must provide the applicant with an adverse action notice. This notice must include the contact information of the credit reporting agency (CRA) that provided the credit report as well as a statement that the CRA did not make the adverse decision and cannot explain it. The notice must also state the tenant's right to a free copy of her credit report within 60 days of the decision as well as her right to dispute the findings of the CRA.

Although property owners must be careful when using landlord tenant credit checks, they can be a huge aid to a busy landlord. Credit reports obtained directly from CRAs are often time consuming to obtain as well as lengthy and difficult to understand. The agencies that specialize in tenant screenings and credit checks will not only do all of the legwork in terms of obtaining tenant credit reports, they will also interpret them for the landlord. As long as they are used legally, landlord tenant credit checks can be an extremely helpful tool for any landlord.

Tenant credit check can be performed various ways. Traditionally individual owners have gone to their local apartment association where as larger properties and property management companies work with tenant screening companies.

Ten to fifteen years ago the tenant credit check was not commonly used when renting to a new resident. Even in today's market, many individual owners are not performing a tenant credit check on their prospective renter. This usually comes back to "bite" the landlord when the tenant doesn't pay their rent or seriously damages the rental unit.

Tenant Evictions Report
Tenant Eviction Reports tell a lot about a prospective tenant that would not always show up on a credit report or criminal background check. Oftentimes a landlord can meet their tenant-to-be and make a decision off a first impression, finalize it with a credit check, but not run an Eviction Report.

Lots of tenants can have perfect credit, great jobs, even a clean background history, but still have been evicted from a property. You may think that if someone has great credit, then they must not have been evicted in the past. However, there are many more reasons for evictions than just non-payment.

People often get evicted for having more residents than the specified amount on the lease. They may keep pets in a strictly non-pet residence, or even constantly playing their music too loud. An eviction report can uncover past evictions. Keep in mind... a credit check may not.

Tenant Landlord Screening Report
As a landlord you know that the most important part of the rental process is pre-screening potential tenants. Our reports help you answer the three questions that every landlord has:

  • Who is this person?
  • Can I trust this person with my property?
  • Will they pay the rent?

Applicants are only going to provide you with their "best" information. Current legal troubles, past difficulties with landlords and financial issues can only be determined from outside sources. Our reports will provide you with a thorough understanding of the applicant's current and past credit history.

What every Landlord needs to know:

  • Do they pay their bills on time?
  • Can they afford the rent?
  • Do they have collection actions registered against them?
  • Have they been involved in arbitrations or legal actions with a previous landlord?
  • Is there any indication of fraudulent activity by the applicant?
  • How long have they resided at their previous addresses?
  • What is their employment history?

Each report can help you answer these questions and give you the information you need to make an informed decision. Credit checks are a cost-effective, reliable means of determining who you want to rent to.

Prior Address Locator
Renter history is not just comprised of credit history or criminal background history. It can also be previous address history information as well. For many years, the only thing a landlord had to go on was a credit check but technology has brought much more to their fingertips.

In the past, a landlord had to check the Renter History addresses by calling their previous landlords. This was often unreliable, since prospective tenants can give their friend's phone numbers as references. Now there is PALS (Prior Address Locator Service), which can confirm previous addresses.

Be very meticulous when reviewing your tenant's renter history and you will minimize your risk of loss of income due to a bum tenant.
